How the Mortgage Calculator Works

Our mortgage calculator is a simple and effective tool to help you estimate the costs of a mortgage loan. Here's how it works:

• Home Price and Down Payment: First, you enter the total home price and your down payment amount. The calculator subtracts the down payment from the price to determine the loan amount (the principal).
• Interest Rate and Term: Next, you enter the annual interest rate and the loan term in years. These values are used to calculate your monthly principal and interest payment.
• Additional Costs: You can include optional annual costs like Property Taxes, Home Insurance, and, if applicable, Private Mortgage Insurance (PMI). PMI is generally required if your down payment is less than 20% of the home's price.
• Calculation: The calculator uses a standard amortization formula to compute the monthly principal and interest payment. It then adds the additional costs (prorated monthly) to give you a "Total Monthly Payment" value.
• Results: The results are displayed in two parts: the first shows only the principal and interest payment, and the second shows the total payment, including all additional costs, providing a complete view of your monthly expense.
