How the mortgage calculator works
This calculator estimates the real monthly cost of a home loan — not just principal and interest, but the taxes, insurance, and PMI that make up your actual payment.
1. Loan amount
Your loan amount (the principal) is the home price minus your down payment. A larger down payment means a smaller loan and a lower monthly payment.
2. Principal & interest
The core monthly payment is calculated with the standard amortization formula, using your loan amount, the monthly interest rate, and the total number of monthly payments (years × 12).
3. Taxes, insurance & PMI
Annual property taxes and home insurance are prorated into a monthly amount and added on. Private Mortgage Insurance (PMI) is typically required when your down payment is under 20% of the home price — once you reach 20% equity it usually drops off, so this calculator only applies PMI below that threshold.
4. Your total payment
The result shows both the principal-and-interest figure on its own and your full monthly payment with every cost included, so you can plan your budget with the complete picture.
